The Problem We Solve
A Critical Gap in India's Property Ecosystem

India processes approximately 14 million property registrations every year. A significant proportion involve properties encumbered by pending litigation, undisclosed mortgages, or bank recovery proceedings. Despite statutory provisions under Section 52 of the Transfer of Property Act 1882 (lis pendens) and the SARFAESI Act 2002, there is no unified, publicly searchable database where these notices can be found at the time of a property transaction.

The consequences are severe — buyers unknowingly purchase litigated properties, lenders disburse against encumbered collateral, and courts are burdened with disputes that disclosure would have prevented. Karnataka's Kaveri 2.0 portal provides Encumbrance Certificate data for registered documents, but does not capture pending litigation or unregistered mortgages.
